Having competed against the best Estate Agents in North Devon over the years I have a very good idea about their strengths and weaknesses, I also have a good idea about what they can do and what they will do! The phrase "Free Pre-sale Property Appraisal, Price and Marketing Advice" is now familiar in the local press. Mark Devitt the Property Consultant first used this phrase in 1999. Estate Agents prior to this always talked about 'Free Valuations'. Nothing was ever previously mentioned about marketing advice.
Most Estate Agents, Solicitors, Surveyors, Mortgage Brokers, and other property related specialists knew me when I started out on my own, those that did not know me then know of me now!.

Mark Devitt is now a very familiar name within the North Devon property scene. I look after my clients' interest and these don't always co inside with the interest of the Estate Agent. If I feel it is time to switch Estate Agents or increase their number or withdraw from a sale. I will advise my clients accordingly. Sometimes these decisions have to be made.
If the Estate Agent could have your instruction without my involvement they would be much happier and would probable encourage you to go direct to them, but would this be best for you! After all there is no guarantee that I would recommend them for your property and they would not have to pay me part of their fee. Hear are some reasons why you need my help.
They may have persuaded you to pay a higher fee than you needed to, especially if the agent is good at negotiating, after all that is what they do for a living. If you win the negotiations how good will that agent be negotiating the best sale price for your home, could your purchaser also out negotiate them, if so this could be at your expense.
You would be surprised how many of my clients tell me that they would have paid more money for the property they currently own if the estate agent they were buying from had pushed harder, some even feel the estate agent did a bad job for their client.

Estate Agents would not have to pay me.
They would not; have me chasing up their marketing and advertising,
You could be persuaded to have a lower asking price (to achieve a quick sale, you may not want a quick sale!)
They could find it easier to retain your instruction if you are dissatisfied with them,
They could find it easier to discourage a multiple agency instruction when one is needed,
They could find it easier to negotiate a sale in the buyers favour and not yours,
They could find it easier to get you to reduce your asking price when it is not necessary,
They could find it easier to persuade you to re-negotiate your sale price after an adverse survey etc,
They could do less advertising than the property needs,
They could use less colour photographs on your sales brochure,
They may not produce such a good quality brochure,
They may not do accompanied viewings,
They may want to erect a for sale board, (will it be to your benefit or that of the agent).
The Estate Agent could offer you a reduced fee to avoid my involvement but they could still do most of the above, is it worth the risk to you!. I charge the Estate Agents a percentage of their fee on a no sale no fee basis. The agents I work with do not increase their fee to account for my involvement, on occasion we can sometimes negotiate an even more competitive fee.
